Pipeline data is BaanScope's own tracking of developer-published projects (nine SET-listed developers, Bangkok metro) — it under-counts total market supply because smaller developers aren't tracked. Unit counts come from developer disclosures; projects without a published count contribute zero to their district's total. This page measures supply concentration, not a verdict on any single project.
