  • The Bangkok condominium price index stands at 204.1 as of May 2026 — +3.6% over 12 months and +109% above its 2011 base.
  • Since 2011, Bangkok condo prices (+109%) have outpaced townhouses (+79%) and single-detached houses (+41%).
  • Over the long run, nominal Bangkok house prices are up +255% since 1991 — adjusted for inflation, the real gain is +50%.

  • Bank of Thailand Residential Property Price Index (EC_EI_008_S4): Bank of Thailand, monthly, base 2011 = 100, built by hedonic regression from mortgage loan data reported by commercial banks and the Government Housing Bank. “Bangkok and vicinities” covers Bangkok, Nonthaburi, Pathum Thani, Samut Prakan, Samut Sakhon and Nakhon Pathom.
  • FRED / BIS Long-run series (QTHN628BIS / QTHR628BIS): Bank for International Settlements residential property prices for Thailand via FRED, quarterly, base 2010 = 100. Per the BIS notes, coverage is new and existing detached houses in Bangkok; the real series is deflated by consumer prices.
