Key findings — current census
- 01
The new-home boom is not in central Bangkok: the most active districts for new development are in the suburban ring — Bang Yai, Nonthaburi and Rangsit — not Sukhumvit or Sathorn.
- 02
Half the market isn't condos: active projects split almost evenly between condominiums and single-house developments — but by unit count, condos dominate the pipeline.

Bangkok is two markets wearing one skyline: the median condo project and the median single-house project open nearly five times apart in price.

The sub-฿2M condo is alive — just not downtown: roughly four in ten condo projects still open under ฿2 million, almost all on the metropolitan edge along newer rail extensions.

The delivery wave crests in 2027–28: completions cluster hard in the next two years — supply already poured in concrete, whatever the market does next.

Methodology
All figures are compiled from the public websites of Sansiri, AP Thai, Supalai, Origin, Noble, Pruksa, AssetWise, SC Asset and Land & Houses, normalized into a common schema and filtered to off-plan and under-construction projects in the Bangkok Metropolitan Region. An automated tracker re-checks every source every two days and logs each price change, new listing and delisting.
Prices are developer-advertised starting prices, not transaction prices. Medians and shares are computed only over projects that publish the relevant field — no missing value is ever estimated. Every project on the site links back to its source listing.
