BaanScope tracks the Bangkok-metro off-plan pipeline of Thailand's 9 largest listed developers and re-checks every source roughly every 2 days. These aggregate cuts of that pipeline are free to download, reuse and republish under CC BY 4.0 — no sign-up, no API key. Files regenerate with every site build, so a download is always as fresh as the site itself.

- Sum of published unit counts — an undercount, not every project publishes one.

- How many of the district's projects publish a unit count (denominator for the column above).
- condo_share
- Share of the district's tracked projects that are condominiums (0–1).
- median_entry_price_thb
- Median published "from" price. Empty where fewer than 3 projects.
- median_price_per_sqm_thb
- Median published price per m². Empty where fewer than 3 projects.
- land_appraisal_median_thb_per_sq_wah
- Median Treasury Department appraised land value (2023–2026 cycle) at the district's tracked locations. Land value, not building price.

What these numbers are not
- They are not transaction prices. Thailand has no public sales registry — every price here is a developer's published asking price. Units routinely sell below them.
- They are not the whole market. Coverage is nine listed developers, off-plan and under-construction, Bangkok Metropolitan Region only. Resale stock, small developers and other provinces are out of scope.
- Unit counts are an undercount. Not every developer publishes a total-unit figure; each dataset carries a units_known_for column so you can see the denominator rather than assume it.
- There is no per-project export. Group-level medians are also withheld where a group has fewer than 3 projects, since with one or two projects a "median" is just that project's price relabelled.
Official statistics we republish
Separately from the datasets above, the market hub republishes the Bank of Thailand's Residential Property Price Index and the BIS long-run Bangkok series as clean CSVs — useful when you want the official demand-side picture alongside our supply-side pipeline.

Attribution is the only condition. Cite the site, and link back where the medium allows it:
