Methodology

Every number on this site traces to a named source: a developer's own public listing, or an official statistical series. This page explains how the data is collected, how often it is refreshed, and what we refuse to estimate.

What we track

BaanScope reads the public websites and APIs of Thailand's 9 largest SET-listed residential developers and normalizes every project into one comparable schema — entry price, price per square metre, unit mix, construction status, completion year and location. The site covers off-plan and under-construction projects in the Bangkok Metropolitan Region (187 projects at the current scan).

Prices are developer list prices. Thailand has no public transaction registry, so we never present asking prices as sale prices — where a figure could be mistaken for one, we label it.

How often it refreshes

An automated tracker re-checks every developer source roughly every 2 days and records three kinds of change: price movements (up or down), new listings, and delistings. Those events power the repricing and pipeline data across the site.

What we refuse to estimate

When a developer does not publish a field, it stays empty on the site rather than being filled with a guess. Coordinates that could not be verified against the developer's own material are flagged as approximate. No listing data is generated, extrapolated or purchased from third-party aggregators.

Official statistics we republish

Market-level series come from official bodies and are republished with attribution: the Bank of Thailand's Residential Property Price Index (monthly, 2011–today), BIS long-run series back to 1991, and the Treasury Department's land-appraisal values (current cycle) shown on project pages as a government reference point for local land cost.

Corrections

Every listing is re-verified on the next scheduled scan, so developer-side corrections propagate within days. If you spot an error, write to info@baanscope.com — verified corrections ship with the next data refresh, and substantive fixes to guide articles are marked with a visible "Updated" date.

Who runs this

BaanScope is built and maintained by Cesar Rodriguez, a software engineer based in Bangkok. The pipeline, the analysis and the guides on this site are his work; guide articles are signed accordingly.

Charts, aggregates and statistics published on this site are free to cite with attribution to baanscope.com and, where applicable, the underlying official source (Bank of Thailand, BIS, Treasury Department). Journalists can find ready-made statistics on the press page. baanscope.com/press
