BaanScope 追踪泰国 9 家最大上市开发商在曼谷都会区的期房供应，并大约每 2 天重新核查一次所有数据源。以下汇总数据可在 CC BY 4.0 许可下免费下载、复用和转载——无需注册，无需 API key。文件随站点每次构建重新生成，因此下载到的数据与网页同样新鲜。

曼谷都会区所有有期房供应的区域：项目数、公布户数、公寓占比、起价中位数，以及所追踪地块的政府评估地价中位数。

- Bangkok-metro district as published by the developer, spelling-normalized.
- projects
- Tracked off-plan projects (upcoming or under construction).
- upcoming
- Of those, not yet under construction.
- under_construction
- Of those, currently building.
- developers
- Distinct developers active in the district, of the 9 tracked.
- units_published
- Sum of published unit counts — an undercount, not every project publishes one.
- units_known_for
- How many of the district's projects publish a unit count (denominator for the column above).
- condo_share
- Share of the district's tracked projects that are condominiums (0–1).
- median_entry_price_thb
- Median published "from" price. Empty where fewer than 3 projects.
- median_price_per_sqm_thb
- Median published price per m². Empty where fewer than 3 projects.
- land_appraisal_median_thb_per_sq_wah
- Median Treasury Department appraised land value (2023–2026 cycle) at the district's tracked locations. Land value, not building price.

这些数字不代表什么
- 它们不是成交价。泰国没有公开的成交登记系统——这里的每个价格都是开发商公布的报价，实际成交常常低于此。
- 它们不是整个市场。覆盖范围为 9 家上市开发商在曼谷都会区的期房及在建项目，不包括二手房、小型开发商和其他府。
- 户数是低估值。并非所有开发商都公布总户数，因此每个数据集都带有 units_known_for 字段，让你看到真实的分母。
- 没有单项目级别的导出。当某一组的项目少于 3 个时，该组的中位数也会留空——因为只有一两个项目时，"中位数"不过是该项目价格的另一种说法。
